Owner Services:  We currently offer three (3) different types of service for Property Owners:

Lease only service: This is the most basic service we offer. We use this service only when you already have the tenant. In most cases, this would be used for someone you know, or if you have found this tenant with a newspaper ad.  Please remember that business is business and you should always have a lease agreement. Especially if you know the person moving in the unit, this can avoid many future misunderstandings. We run a tenant evaluation on the occupants over the age of 18.  (The tenant pays for the evaluation fee) and we complete our lease agreement.  Our lease agreement is for your protection.  This is a 10 page lease agreement and it takes approximately 2 hours to complete.  The owner is required to be present at the lease signing with the tenant.  We explain the lease to you together so there is no misunderstandings.  The cost for this service is $200.00. 

Find tenant only service: We conduct a FREE property evaluation. With this service we find the tenant for you. We place your property on our rental list. We will take pictures and add it to this website. We place our sign on the property and take all the phone calls. We only show your unit after the tenant prospect has completed and passed the evaluation.  We use our lease agreement.  After the lease is signed we send you the original lease agreement and you handle the property from that point forward. During the lease term you can call for unlimited telephone support for any questions you may have in reference to the lease agreement.  The fee for this service is equal to the first months rent.  The unit and market will determine what that amount is. With this service it is your option to allow pets or not. The fee for this service is the first month rent.

Full service property management:   This is our most popular service we offer. In addition to the find tenant only services we also:

• Receive all Tenant inquiries
• File and track any tenant complaints
• Collect the monthly rent
• Provide you with a monthly report
• Pay water, sewage, rain water run off fees and trash
• Bill tenant for any utilities not included in the rent
• Pay utilities for the owner with their funds if the unit is vacant
• Periodic drive by property inspections
• Conduct annual inspections
• Handle all the repair telephone calls as prearranged
• Send any and all correspondence to the tenant
• Send late notices
• File at the local magistrate, if needed.
• Compile end of year reports
• File 1099 taxes forms
• Any other services required for proper management 
• The cost for this service is the finders fee and ten (10%) percent a month off of rents collected.
